We begin the Site Selection & Land Acquisition phase by defining the project goal and scope, ensuring a clear and comprehensive understanding of the objectives and vision for the development. 

Our due diligence is thorough, encompassing detailed environmental assessments, zoning regulations, and market conditions review to ensure the site's feasibility. 

  • Feasibility study: analyze every aspect of the project’s potential success and financial implications of costs, payback & needs analysis to determine project viability.

  • Development budget:  prepare accurate preliminary budget and financial plan, outlining expected costs and revenue projections

  • Financing options:  evaluate various financial options and market conditions to secure the best possible capital for our projects.

PREDEVELOPMENT

Master planning is one of the critical steps to complete early in the life of the project in order to ensure success. Our team works with each of our clients and partners early in the process to uncover, assess and manage all risk appropriately.

Our detailed site evaluation considers factors such as property size, visibility, traffic flow, demographics, zoning restrictions, community impacts, and local government policies. 

We also assess potential hazardous materials, and other negative environmental impacts or any other site challenges that can have specific cost or negative project impact.  

We then assemble a top-tier development team, including architects, engineers, and contractors, to create detailed site plans and construction drawings. 

Our team navigates the complex land entitlement requirements, ensuring all necessary permits and approvals are obtained. This includes environmental assessments, surveys, and a detailed analysis of construction costs and market data.
